Background Checks
We perform background checks on all prospective tenants applying to rent
housing from us. This carries a non-refundable fee. This practice isn’t
just limited to the lease signer, but any other adults who would reside
in the apartment unit or house. We will legally review the credit rating
and criminal history and make rental denials based on negative
information found during a background check. People with bad credit or a
limited credit history will need to provide heftier security deposits or
a co-signer in order to successfully rent housing.
Anti-Discrimination Laws
Federal and state laws forbid housing discrimination based on specific
factors, according to the U.S. Department of Justice. The federal Fair
Housing Act bans landlords from denying housing rentals based on gender,
race, religion, disability and national origin. But we still can deny
housing to applicants who don’t earn enough money to comfortably pay the
monthly rent.
Leases
Once you’re approved to occupy a rental housing unit, we will sign a
lease. A lease is a legally binding document; its actual terms may vary
depending upon what property you are renting. Typically, leases require
12 months of continuous occupancy. The lease also covers basic
information such as who can live on the property, whether pets are
permitted and if any quiet hours are in effect for the housing
community. It will also outline what costs could potentially be deducted
from your security deposit and how soon you can get it refunded once you
move out of the unit. If you break any aspect of the lease, we can and
will sue you and in some cases have a court order your eviction from the
property.
